Older kitchens can contain durable materials that are safe when intact but hazardous when cut, sanded or demolished. Testing before disturbance protects people and prevents an emergency stop after the project begins.
Lead paint risk
Health Canada advises that older Canadian homes may contain lead-based paint, with higher likelihood in homes built before 1960 and possible lead in later exterior or underlying coatings. Sanding, scraping or burning can create hazardous dust.
Asbestos risk
Asbestos may be present in some flooring, mastics, insulation, cement products and other materials. Health Canada recommends professional testing before major renovation, remodelling or demolition when asbestos may be present. Do not disturb suspect material simply to collect an informal sample.
Moisture and mould
Leaks around sinks, dishwashers, exterior walls and old flooring can damage cabinets and subfloors. Find and correct the moisture source before enclosing the area with new finishes.
Build testing into preconstruction
Testing, consultant reports and abatement can affect scope, schedule and budget. Complete them before fixed demolition dates or product deliveries where possible.
